Real Estate Plumber in Dakabin
Dakabin rents. Most homes in the suburb are tenant-occupied, so a plumbing fault usually reaches a licensed plumber through a property manager, an owner or a tenant rather than the person living with the problem. Dakabin Plumbing Services is the real estate plumber Dakabin landlords, agents and tenants call for that work: emergency repairs, routine fixes and the water efficiency checks that decide who pays for water.

Which Plumbing Faults Cannot Wait in a Rental
Queensland's tenancy law sorts every rental repair into emergency repairs and routine repairs, and the plumbing and gas faults sit almost entirely in the first group. The Residential Tenancies and Rooming Accommodation Act 2008 draws the line, and anything it leaves off the emergency list counts as routine.
The Act treats these as emergencies:
- a burst or seriously leaking water service
- a toilet that is blocked or broken
- a gas leak, or a failed gas or water supply
- flooding, or flood damage that is serious
- a breakdown of an essential appliance that cooks, heats or makes hot water
Work needed to satisfy the state's minimum housing standards counts as urgent too, along with any fault likely to injure someone or leave the home unsafe.
Everything else is routine. The tenant tells the manager or owner, and the repair is carried out in a reasonable timeframe.
Each lease lists an emergency repairer and their number, and says whether the manager or that repairer is the first call. Reporting by phone is enough; a follow-up text is good practice.

When a Tenant Need Not Pay a Water Bill
An owner or manager can only pass the entire water account to a tenant when four conditions all hold. Drop one and the account stays with the owner.
The conditions are:
- the home is separately metered, or its water arrives by tanker
- the home clears the water efficiency test
- the lease says the tenant carries the water account
- the tenant receives a copy of the account within 4 weeks of the manager receiving it
Two 4-week clocks run off that last condition. The manager has 4 weeks from receiving the account to hand a copy over, and a late copy means the tenant can decline it. A tenant who gets the copy in time then has 4 weeks to pay.
On the account itself, the bulk water charge the State levies and the usage charges can go to the tenant. Sewerage usage charges and fixed access charges belong to the owner.
Where the home misses the efficiency test, a split applies instead. The owner covers a reasonable amount of usage, and the tenant can be charged only the excess. The Act never defines that amount, so the two sides agree the figure and write it into the lease as a special condition.

Flow and Flush Limits Behind Tenant Water Bills
The test sets hard numbers on the fixtures inside the home. A Queensland rental is water efficient when its indoor cold taps, single-lever mixers and showerheads each flow at 9 litres per minute or under.
The toilet side of the test reads like this:
- dual flush only
- a full flush of 6.5 litres maximum
- a half flush of 3.5 litres maximum
- an average of 4 litres or under, taken across five flushes: a single full flush plus four halves
Which taps count matters as much as the number. Indoor cold taps above basins, kitchen sinks and laundry troughs are in, single-lever mixers included. Taps over baths, garden taps outside and the ones feeding washing machines and dishwashers are out.
These numbers are the test for billing a tenant for the full account, not a standard every rental has to meet. Fixtures made from 2005 onwards with 3 stars or more under the Water Efficiency Labelling and Standards (WELS) scheme generally clear it, though that figure is a guide, not law.

What a Rental Water Efficiency Check Covers
A water efficiency check is a walk-through against those numbers: a plumber measures each indoor cold tap, mixer, showerhead and toilet, and flags anything that misses the mark. The WELS label on each fixture states its star rating and its water use, so most of the check is reading and confirming.
What follows depends on the fixture that fails. Tap and toilet swaps are regulated work, which only a licensed plumber may carry out. Our tap replacement and toilet installation pages set out what each job involves.
A shower head swap needs no licence, provided the replacement still clears the limit. The check itself does not produce a certificate, a written report or any sign-off. Where notifiable gas work happens on the property, the paperwork is on our gas compliance certificates page.

Why Tenanted Homes Book Different Work Here
At the last census, mortgaged homes accounted for just 25.7 per cent here, and most of the rest are rented. That changes how a visit runs. The tenant controls entry day to day, so when we come and how we get in are arranged between the manager and the tenant before we attend.
The stock adds its own pattern. Attached townhouses are a large share of dwellings here, and in those rows a split hose behind a vanity can weep into a shared wall, so damp reported early saves the unit next door. Where a leak is suspected rather than seen, our leak detection page explains how the search runs.

Rental Plumbing Questions Answered
Call (07) 3524 0766Can a tenant call their own plumber for an emergency repair?
Yes, but only if the emergency contact listed in the lease cannot be reached in a reasonable timeframe. Either the tenant or the manager may then bring in a suitably qualified person, capped at up to 4 weeks' rent. Who pays for that repair is a separate question.
What is the water flow limit for a rental in Dakabin?
For the home to count as water efficient, cold taps inside the home, mixers and showerheads each run at 9 litres per minute or less. Taps over baths, outdoors and on appliances are exempt. The limit matters only when an owner wants to bill a tenant for the entire water account.
What flush volumes does a Dakabin rental toilet need?
A water efficient toilet is dual flush, with a full flush of no more than 6.5 litres and a half flush of no more than 3.5 litres. The average, taken across five flushes, sits at 4 litres or under. The same test governs charging a tenant for water.
What does a water efficiency check involve?
A plumber measures every indoor cold tap, mixer, showerhead and toilet against the limits, checks the WELS label on each one for its rating and flow, and flags anything short. A licensed plumber then replaces the failing taps or toilets. The visit produces no certificate and no written sign-off.
Who receives the Form 4 for plumbing work on a Dakabin rental?
For notifiable work, the plumber registers a Form 4 with the QBCC inside 10 business days of finishing. The copy goes to the owner, or to the agent who booked the job. Small jobs, like mending a split pipe or changing a fixture, need nothing registered.
